We have an excellent opportunity for an experienced and customer-focused Damp and Disrepair Lead to join our Housing team here at Wokingham Borough Council, on a full-time, permanent basis.

We are looking for an experienced and customer-focused Damp and Disrepair Lead to oversee damp, mould and disrepair cases across our housing stock. You will take responsibility for managing complex cases, working closely with residents, contractors and internal teams to ensure issues are investigated and resolved effectively.
You will play a key role in ensuring the Council meets its legal and regulatory responsibilities, including compliance with Awaab’s Law, while also helping to improve the way we prevent, identify and respond to damp, mould and disrepair.

Key Responsibilities:
· Lead and manage complex damp, mould and disrepair cases from initial identification through to satisfactory resolution.
· Ensure cases are managed in accordance with relevant legislation, regulatory requirements, Council policies and Awaab’s Law.
· Work closely with residents, contractors, housing officers, surveyors and other internal teams to ensure effective communication and timely resolution of cases.
· Investigate complaints and reports relating to damp, mould and disrepair, ensuring appropriate inspections, diagnoses, remedial works and follow-up actions are undertaken.
· Monitor contractor performance, quality of works, timescales and customer outcomes, taking appropriate action where standards are not met.
· Maintain accurate and comprehensive records, ensuring case information, actions and outcomes are recorded in accordance with Council requirements.
· Identify trends, recurring issues and opportunities for service improvement, contributing to preventative approaches and improved housing standards.
Candidate Requirements:
· Experience of working within housing repairs, property services, asset management, compliance or a related housing environment.
· Knowledge and understanding of damp, mould, disrepair, building-related issues and the factors that can contribute to poor housing conditions.
· Good understanding of relevant housing legislation, regulatory requirements and the principles of Awaab’s Law.
· Excellent communication and customer service skills, with the ability to deal professionally and sensitively with residents experiencing difficult circumstances.
· Strong organisational and problem-solving skills, with the ability to manage complex cases, prioritise competing demands and work effectively with contractors and internal teams.
